Cap rates have continued to compress across commercial real estate sectors. And because of a challenging residential lending environment, institutional investors have capitalized on an opportunity to acquire large portfolios of single-family rentals (SFR) in recent years. These factors combined have created the single-family rental (SFR) as an emerging asset class in real estate firms. In the last two years, a handful of these firms have had IPO’s and are now publicly-traded Real Estate Investment Trusts (REITs). As this asset class has gained traction, the lending environment for SFR rental portfolios have improved. Both large SFR portfolio lenders and local banks provide non-recourse and recourse portfolio loans to individual investors, making this asset class more attractive. 

 

Because of these trends, owners of leased portfolios can now sell their properties to investors who will value their portfolio based on the net operating income (NOI) of the property. This allows owners to sell their investments in one simple transaction!
